Flight to Sunshine
The first members of the baby boomer generation reached 65 in 2011, and this outsized cohort will continue to move from workers to pensioners in greater and greater numbers. Americans are retiring at a rate of nearly 4 million a year, and the numbers retiring will continue to grow before peaking in 2022.
This demographic change will cause monumental changes in many areas of life in many countries and investors need to be on the right side of these changes if they are to invest wisely. Property investors in every city need to give consideration to both the supply and the demand side of the equation, but as far as the demand side goes, the movements of people and of population growth is quite clear. The industrial and cold parts of the USA are losing people while the warmer climates are seeing strong population growth. With retirement numbers high and steadily increasing, this trend is set to continue for over a decade.
